We come to development from the ownership side, which is a different vantage point to most developers. Over the last seventeen years Yi-Lung has acquired, renovated and run residential property, including building and operating a portfolio of rental homes through a separate company, and doing the hands-on work herself of turning tired, unloved spaces into ones people actually want to live in.

The last three years have focused on property investment, where she has advised and taught others in the field. She holds the Propertymark Level 3 Award in the Sale of Residential Property.

She is also the person who builds and runs the business. Before Meristem she set up and operated property companies of her own, and she leads this one the same way: setting its direction, managing the budgets and the risk, and bringing together the professionals who deliver each project. The company is deliberately small, so you deal directly with the person making the decisions, not a chain of intermediaries.

That background adds up to a particular way of looking at a building: not as a spreadsheet, but as somewhere someone will actually live. Years of acquiring, refurbishing and managing property teach you quickly what makes a home worth living in, and what makes one a problem long after the sale completes. We bring that judgement to every conversion.

We deliver each project with an established team around us, including design, project management and construction partners with substantial residential development experience between them. We keep our standards high and we are careful about what we take on.
